A boardwalk village of shops, restaurants, and slip access on the Newport Beach waterfront.
What it is
Lido Marina Village sits on the Lido Peninsula in Newport Beach, tucked against the harbor. It is a walkable retail and dining district built around a waterfront boardwalk — the kind of place that reads as a village rather than a shopping center. The green topiary "LIDO" sign, the string lights over the boardwalk, and the striped umbrellas and rattan lounge chairs along the water are its recognizable identity.
The village describes itself simply — a collection of inspired shops and exceptional dining — and its positioning line reads as a Newport Beach line: Easy, refined, and unmistakably Newport Beach.
What is there
The tenant mix reads as coastal-California retail and hospitality — apparel, home, beauty, and food, chosen for the way they fit the boardwalk feel of the village rather than the way they anchor a big-box center. Names in that mix include Aloha Collection, LoveShackFancy, The Great, Shoppe Amber Interiors, Skål Pizza, and Zinqué.
On the water side, the village offers Dock & Dine — visitors can arrive by boat and tie up while they eat — along with available boat slips and a parking structure for anyone arriving from the peninsula.
Programming runs alongside the retail: a Fourth Fridays Vintage Market, live music, and a working events calendar that keeps the boardwalk activated on weekends.
Where it sits in the neighborhood
The Lido Peninsula is one of the Newport Beach waterfronts that Southern Californians drive to on purpose. Lido Marina Village is the piece of that peninsula that is open to the public — a walkable destination between the private slips and the residential streets that surround it.
Ownership and stewardship
The village is a Redwood West property today. Its current form is the result of a redevelopment of the historic Lido Peninsula shopping village into the boardwalk-anchored destination it is now. Our firm has worked on Lido Village work in the past as part of our development consulting practice, and we continue to point to it as an example of the mixed-use waterfront work we do in Newport Beach.
