  1. 1987
    Founding

    T.C. Collins & Associates opens its doors on the Newport Beach waterfront.

    The founding practice is industrial-owner representation — a niche few Southern California firms were built around at the time. The office is small, the roster is short, and the model is direct: an owner should be able to call a principal.

    Some of the client relationships that started before 1990 are still active on our roster today. That continuity — not the founding year itself — is the real timestamp for the firm.

  2. 1997
    Growth

    Property management scales. Cold storage enters the practice. Family joins the firm.

    By the mid-90s, our industrial owners are asking us to manage the buildings we helped them acquire. Property management becomes the second service under the roof.

    The refrigerated and cold storage assets that later become the Guardian Life Insurance portfolio — the Commerce ammonia-central facility, the Industry freezer distribution site — enter our practice through a set of long-hold owner relationships that would define the firm's cold-chain expertise for the next two decades.

    Members of the Collins family and their long-term partners begin joining the firm through the late 90s. The family-owned model shifts from founder-only to a genuine family practice.

    Full-service

    Five services under one roof. Named development-consulting projects. Long-hold portfolios stabilize.

    By the mid-2000s, property management, asset management, real estate advisory, development consulting, and specialty facility management are all running under a single principal-led firm.

    Lido Village Redevelopment in Newport Beach. Tesoro del Valle recreation facilities in Santa Clarita — an 8,500 SF clubhouse anchored on a historic adobe. Both projects are principal-led, owner-side representation.

    The Guardian refrigerated portfolio is under our asset management. The Somers Warner Business Park in Anaheim runs on multi-tenant industrial management. LNN's food-manufacturing site in Vernon runs on USDA compliance and cold-chain operations.

    Anchor projects

    Catalina Island Conservancy Trailhead Visitor Center: a $13M, 9,000+ SF new build — the first LEED-certified project on Catalina Island.

    Big Canyon Country Club: a $6M maintenance facility for one of Newport Beach's founding country clubs. Owner representation from feasibility through completion.

    The Rose Gardens at Santa Teresita: a $100M, 229,293 SF assisted-living community — OSHPD-regulated construction, one of the most complex regulatory tracks in commercial real estate.

    Harvey Mudd College Teaching & Learning Center: a 70,000 SF LEED academic building. Owner-side representation on a higher-education client with a long project committee and a fixed budget.

  5. Today
    Five services, one firm

    Family transition, Guardian exit, still Newport Beach, still principal-led.

    The second generation of the Collins family is on the team. Erin Kennedy leads asset and property management; Cassandra Grierson leads project work; the next generation of the family is stepping into the practice too.
